We would then turn the house into a rental.</p>

My lender would work with me on the loan payment which still leaves us with negative equity. They say I would only be able to save about $200 at most a month. This doesnt do me a lot of good.</p>
<p>Do you handle these modifications? Think if I had a pro help we may get more savings. Also would a foreclosure do the most good to settle all of our debt? And if we went with bankrupt would we be unable to purchase a home again? I am fine renting for a couple years but want to own again.</p>

Is there any type of loan that exists for us? Our credit scores are not terrible but not great. We were late on the morgage 2 times last year and have $6000 in credit card debts. We are looking for $8500 for the new roof.</p>
